Introduction

The quality management of your property is a very serious matter.

Good management of your property has many benefits, including maximising capital returns as well as preventing costly mistakes.

Property management is not only about finding the right tenant. It now involves countless pages of new legislation. Compliance with this legislation is mandatory for all owners and failing to do so can produce devastating results.

Property management is a very serious business and must be approached in a professional manner. Here at PRDnationwide - Oatley we take a highly professional approach to managing all our properties, residential, commercial, industrial or strata.

We hope you find the following information helpful and interesting. We look forward to discussing our services with you in the future.

Property Management Aims

PRDnationwide - Oatley provides a professional property management service giving properties the attention required protecting the landlord's valuable asset.

To achieve this we have adopted procedures that we follow, these have been tested by the Real Estate Industry and our franchise at PRDnationwide. We are also aware of the need to keep up to date in the technological fields.

The property management division is fully computerised allowing us to offer precise and up to date information.

Our aims for successful property management include:

  • To provide the best service to landlords at all times by communicating and listening to your needs and acting accordingly.
  • To maintain a professional service and continually develop procedures to improve our service.
  • To keep abreast of the changes in the industry and to advise you of these changes immediately.
  • To maximise the return on your property.

Keeping the Landlord Informed

Regular, routine property inspections.

We pride ourselves at PRD Nationwide - Oatley on conducting "routine inspections" thoroughly upto four times a year. We also carry out extensive entry inspections at the time the lease commences and a thorough exit inspection when the tenant vacates the property.

  • The exterior and interior of properties are inspected up to four times a year.
  • Newsletters with current market conditions are sent to landlords with their monthly statements.

Maintenance

  • Maintenance and repairs are arranged according to landlord instructions and with compliance with the Act in the case of an emergency.
  • It is the responsibility of the owner to maintain the property in a 'reasonable' standard and to repair and maintain all chattels to a level consistent with the entry inspection report.
  • It is also the owner's responsibility to ensure security standards are of a 'reasonable' standard for a tenant. Door locks, window locks and security screens must be upgraded to an acceptable level.

Maintenance Staff:

The tradespeople and maintenance staff we engage must

  • Offer competitive rates.
  • Demonstrate reliability and professional standards.

We will, if requested, use tradespeople of your own choice provided they meet the above criteria.

Statements

Statements are remitted at the end of each month, these statements detail all rent collected and payments deducted, copies of accounts for payments made will be attached to the statement for your records.

Your money is then transferred by EFT directly into your nominated bank account.

At the end of the financial year we can provide you with a fully comprehensive statement that will assist you with lodging your tax return.
